BookingTerms & Conditions

  1. Payment is by debit card, credit card or bank transfer. We do not accept American Express, PayPal, MoneyGram, Western Union etc.  
  2. Deposit is 25% of the full price payable at the time of booking with the balance due 2 calendar months before arrival. 
  3. We do not accept bookings from groups under the age of 21. 
  4. £400 DAMAGES BOND: we will contact you shortly before your stay to take your card details for a pre-authorised card payment of £400. On your departure, we expect a minimum standard of cleanliness. This means please wash up all dirty plates and pans; rubbish/recycling to be cleared and left in the appropriate bins outside. The odd broken plate or glass will not be charged for, but major loss of crockery/glassware, damage to furniture, bedding, carpets and/or excessive mess will be charged for. We will always discuss any payment for damages with you before taking a payment. 
  5. SMOKING OUTSIDE ONLY: Smoking is not allowed in the house, but of course you are welcome to smoke outside, provided you use the receptacles provided outside for cigarette stubs. Evidence of smoking in the house will mean that we will deduct an appropriate amount from your Damages Bond.  
  6. NOISE AND NUISANCE TO NEIGHBOURS: Although set in a rural location on the village edge, we do have neighbours directly next door. Therefore the property is not suitable for loud music outside or inside the house. DO NOT bring decks, amplifiers, speakers, karaoke, drums or play loud music outside. If you break these Terms & Conditions and cause nuisance to neighbours we may require you to leave the premises immediately and there will be no refund or partial refund of money for the portion left of your stay.  
  7. CANCELLATION BY YOU: The deposit and Balance paid by you is normally refundable if you cancel up to 24 hours before arrival, less a cancellation fee of £50 to cover the cost of Card processing transactions and our processing time.  
  8. CANCELLATION BY US: If we have to cancel your booking in advance due to circumstances beyond our control for example, fire, flood (force majuere) or disruption of gas, water or electric service you will be refunded in full. If we have to terminate your holiday early for similar reasons after you have arrived you will be refunded part of the cost of the booking based on the time remaining of your stay. We will not be obliged to offer alternative accommodation and no additional compensation will be payable in such circumstances.  
  9. PETS: We do accept dogs, charged at £15 per dog per booking. Maximum 3 dogs.  
  10. ITEMS LEFT BEHIND: There is a minimum charge of £10 to cover postage, packing and our time in returning these items. Unless claimed, all items will be kept for 1 month and then sent to a charity shop.  
  11. By making a reservation and paying your deposit you agree to be bound by these Booking Terms & Conditions.
